Carpet area is the wall-to-wall area that the occupant actually uses.Carpet area+wall area=Built up area .A proportionate shear of staircase area is further added to the built up area to achieve the final built up area. Now, the super built up area is achieved by adding a percentage of the built up to it .The amount of percentage is the approximate proportionate charges of the common services . This is not a measurable quantity . The developer/builder charges 15-20 % (according to the local practice) of the final built up area . For example :Carpet area of a flat = 1000 sq ft.Area of wall = 120 sq ft.Staircase proportionate area = 30 sq ft .Final built up area = 1000+120+30 = 1150 sq ft.Super built up charges(20%) = 230 sq ft.Complete area for sell of the flat =1150+230 = 1380 sq ft.
